Sagging Crawl Space Repair in Whitmire, SC

This homeowner had been dealing with sunken, and bouncy for years before they decided to call us. These issues were caused by none other than a sagging crawl space, or more specifically sagging floor joists. This is not a new or uncommon problem that we run into here at All-Dry, it is actually we something we saw on a weekly basis. It is certainly an important issue that needs to be looked at and fixed sooner, rather than later.

The "before" picture shows what our crew was working with under the home. The clearance is quite low, especially considering our crew needed to dig an area out for each of the SmartJacks. Since the angle is so low and the floor joists weren't bowing too much, it is difficult to actually see the bend on the board. This is the same area that one of the five jacks will be installed in.

In the "after" picture, the installed SmartJack can be seen very easily. The hole has been dug for the jack to sit down in to properly support this part of the home. As mentioned earlier, five SmartJacks were installed to support this area, which was just enough to keep this homeowner from having to worry about a sagging, bouncy, and sunken floor.

Settling Foundation in Columbia, SC is Corrected with Push Piers

Unfortunately, settlement is something that we see pretty regularly. Settlement occurs when the soil under and around the home begins to shift, causing the foundation that is built on it to shift as well. This is usually not a quick process and a building will start with smaller cracks, but the more time that passes, the worse the cracks will get. Fortunately we have a system that works extremely well and lifting and supporting a building's foundation. 

This home had extensive settling on one side of the home, and a small area of foundation cracking in another part of the home. The majority of the push piers were installed around one wall and its adjacent walls. The before photo shows one pretty significant crack in the foundation and several smaller cracks throughout the rest of the photo. These were the beginning of larger cracks that would eventually come.

Fortunately we were able to solve this problem before those cracks got any worse. Just a couple weeks after the initial call, our crew was able to get out to the home, install the push piers and lift this home back towards its original position. In the photo, you can actually see the push pier that does all of the heavy lifting (literally). You can also see that the crack has been corrected and sealed up!
