Foundation settlement is one of the most common causes of foundation problems that we see. The settlement is caused by the soil under and around the home shifting, because it is not packed down nearly as much as the undisturbed ground around it. The severity of settlement really depends on a couple of factors; one being, how tightly packed the soil was after the foundation of the home was built, and how long the homeowner has gone without addressing the problem.

Unfortunately, this homeowner had been living with this problem for awhile without getting it taken care of. As you can see from the before photo, the crack in this chimney is not just a small crack, but rather a huge gap. This is very dangerous, because you never know when something could happen and the entire chimney could come down. This is definitely something that you do not want to wait on, but rather get taken care of sooner, rather than later.

While the after photo is not the completely finished product, it does show the difference between the chimney before the push piers were installed and afterwards. As you can see, the gap has been almost completely closed through the raising of the piers. You can also see the difference that the piers made in the duct tape on the chimney, especially the piece on the right.

Water getting into the basement of a home can cause more problems than people realize. Crawlspace with Mold and Falling Insulation in Lyman, SC

All-Dry of the Carolinas is no stranger to problematic crawlspaces. We definitely see more crawlspaces than the average person will ever see in a life. We definitely know more about crawlspaces than the average person will ever care to know in a lifetime. But, that just comes with the territory.

This particular crawlspace in Lyman, South Carolina had the potential to fit the bill for problematic a crawlspace. When they owner contacted us, he described a crawlspace in great need of a rescue. The floor joists looked like they might have had mold on them, the insulation looked horrendous, and the crawlspace seemed unusually damp. This all added up to a problem filled crawlspace. Regardless, we knew how to play this.

We sent out our Design Specialist, Jonathan Geddie, to provide a free estimate. His investigation revealed all that the customer feared and more. We needed to set to work. The customer had contacted us to begin with because we had actually completed a job at his friend’s home. We had gained his trust; we just needed to move forward with the job. Move forward we did.

Our crew set to work soon after the initial estimate. The crew, led by Foreman Will Harris, installed drain tile, CleanSpace, an Aprilaire 1850, a SuperSump pump, and a Lawnscape Outlet. To get rid of the growing mold, we applied our Mold-X Cleaner product. It is sprayed on surfaces as a one-stage process. The piers are wrapped in CleanSpace and the vents into the crawlspace have all been covered. This insures that the encapsulation is complete and that no air from the outside will disrupt the crawlspace. It’s very important that we create an isolated space in the crawlspace. It must be isolated from the dirt floor as well as the outside air. If this doesn’t happen, the crawlspace will continue to be affected. The insulation, as shown here, will continue to fill with water and fall to the ground. Mold will grow where there is moisture. It only needs the barest bit of moisture to thrive. A total encapsulation strives to eliminate all of these elements.

Once we’d finished the job, the owner was quite a happy with it. And we were happy too because we were able to overcome a potentially problematic crawlspace.

Chimney Foundation Repair in Lyman, SC

This home in Lyman, South Carolina had some serious foundation problems with their chimney. The first photo shows just how serious this issue was, with parts of the crack being over an inch wide. One reason why chimneys start to show signs of settlement before the actual home will is because chimneys are often on a separate slab than the home. This provides less support for the chimney, and when settlement starts to happen, it takes a bigger and more dramatic toll on the chimney.

Although this is a very serious and dramatic issue, especially compared to some of the jobs that we do, it is a very simple fix! A few push piers were able to bring this chimney back to life! All in all, only two push piers were installed in order to correct the foundation settlement of the chimney. Our crew started out by digging around the chimney until the reached the bottom of the foundation. Once at the bottom of the foundation, the push piers were driven deep into the ground and attached to the foundation. The crew started working their magic and the chimney started to rise until it was back to its original position.

This is one of the more incredible transformations that I've seen push piers do. While push piers usually are able to get the foundation very close to the original position, in this case, it seems to have brought the foundation completely back together.
