Foundation Repair in Waterloo, SC Using Push Piers

This lakefront home in Waterloo was having some very serious issues with their foundation, so severe that to help support and stabilize their home they needed a total of 20 SmartJacks. While SmartJacks are not usually used to completely support a home, they certainly have the capability to. One of our foreman, who specializes in foundation solutions, Francisco Gamez went out to this home and immediately noticed how bad of shape this crawl space was in.

Having been doing this work for almost 15 years, Francisco knows his stuff very well. He suggested to have the SmartJacks installed and the homeowner agreed, wanting to make sure his home was safe and fixed as soon as it could be. Overall, this project from our first contact with the homeowner to the crew leaving the job site was just over two weeks.

When Francisco and his crew arrived to begin his work, they began to clear out anything left under the crawlspace. This is so the crew has more room to work and fewer obstacles to work around. The outer cinderblock wall was completely torn down and eventually replaced with several SmartJacks. The second two photos show off most of the installed SmartJacks and actually show them working hard! It may not seem like much, but these jacks are working hard to hold up this entire house.

Clinton, SC Crawl Space Encapsulation w/ CleanSpace

Unfortunately, what we saw in this crawl space was nothing too far out of the norm. We see crawl spaces with issues similar to what this homeowner was dealing with in their crawl space almost every day. This is an unfortunate reality, but fortunately, these are usually issues that can be dealt with in a relatively quick and easy fashion. Even a complete encapsulation, which almost guarantees no water intrusion or mold growth can be done for a reasonable price.

For this home, our Systems Design Specialist and homeowner worked together to figure out exactly what would be best for the issues that the homeowner was having and what would keep the problems from arising again. In order to do this, our Specialist suggested the homeowner go for a complete encapsulation system. In all, we installed 3-inch drain tile, our CleanSpace liner, sealed the crawlspace vents, a SmartSump pump system, and a dehumidifier.

The crew first started out by installing the SmartSump pump system, that contains a Zoeller pump which is one of the highest quality pumps on the market. The sump pump is installed so that the rest of the system can be installed around it. The next piece of the system that was installed was the 3-inch drain tile, which goes around the perimeter of the crawlspace, to help drain water to the sump pump. After that our crew took their time in sealing the vents in the crawlspace. We do this so that no "extra" air will get into the crawlspace, this helps to keep more moisture from getting into the crawlspace and causing more problems.

After all of these things have been taken care of our crew finally got to install the CleanSpace Liner. This liner is like the icing on the cake because it seals everything in (or out) depending on how you look at it. The CleanSpace is what really keeps the moisture and humidity from getting into the crawlspace. Last but not least, the dehumidifier was installed in the crawlspace. The dehumidifier helps to keep the relative humidity level down below a safe level so that mold will not grow in the crawlspace.

This homeowner noticed some water getting into their basement from the back wall of the home. They caught this problem quickly, which is always a good thing for the homeowner. The quicker the owner notices and takes action to fix the problem, the less damage will be done in the long run. Our Systems Design Specialist was able to get out the next week for the inspection, and quickly realized the best solution to the water intrusion issue.

Just over a week after Alex Rogers was at the home for the free estimate, a crew arrived at this home. Our crews are trained extremely well in the installation of all of our products, and many of our installers have been working for us for a decade or more! The Systems Design Specialist proposed that the homeowner go with a SuperSump pump system, as well as WaterGuard drain.

The first thing that the crew did when they got to the home was to excavate a few inches around the floor, as well as a hole for the sump pump to go in. This is a relatively simple process, and for this home, it only took a day. After the concrete was removed, the WaterGuard and SuperSump system were installed and the WaterGuard was installed in such a way in which it drained to the sump. The last step is to mix some concrete up and cover everything up! Some of the finished product can be seen in the last photo, around and behind the sump pump.

Unfortunately, foundation cracks seem to be a part of everyday life for us here at All-Dry of the Carolinas. We see homes around our area plagued with settlement and other foundation issues and hate to see the homeowners have to deal with these serious issues. But thankfully we know that there are great, effective solutions to these problems that can completely turn around a home in just a matter of days.

This home in particular was suffering from some serious cracks around the foundation. The homeowner decided to call when the cracks began to get progressively worse. This was something that the homeowner had been keeping an eye on for awhile and finally decided to get it looked at by a professional. The System Design Specialist that visited the home suggested that the homeowner have a total of six push piers installed to properly support the home. 

The homeowner was given a proposal immediately following the free inspection, and the homeowner later accepted. All that was left was for the crew to head out to the home and install the push piers! While this is not an easy job, the foreman has been installing these systems for over 10 years! The crew dug down to the foundation and then proceeded to attach the push piers to the foundation. After this is completed, steel rods were run down to a stable soil layer and then the home was raised up.

High moisture levels in crawlspaces can be detrimental to many different aspects of a home, and even its occupants. This homeowner found out about the moisture issues in their crawlspace when they decided to have new hardwood floors installed in the home. However, because the company knew that moisture in crawlspaces can cause issues with flooring, they decided to check it. It was much too high, so they were told that something needed to be done about the moisture to ensure that the floors weren't going to bow or be warped by the moisture. Our crew came out to the home just a few weeks after the homeowner decided to have the work done. This was a decent sized job, but fortunately it was a relatively tall crawlspace (at least compared to many others). The crew first started out by digging a trench around the crawlspace to install the drain tile in, and a hole for a sump pump to be installed in. After this was taken care of, then came the drainage matting, which can be seen in the second photo. This helps the water to be drained down to the SmartSump that was installed in the home. To seal everything up, the crew laid out the CleanSpace liner. This is arguably the most important part of the system, because it is what actually separates the crawlspace from the outside. Last but not least, the dehumidifier was installed in the crawlspace. The dehumidifier does a great job at making sure the humidity level of the crawlspace stays low.

Basements and crawlspace are certainly our main focus in this business, but that does not mean we can't help elsewhere. Quite often we install our products in places like garages and other similar areas, wherever the water may be coming through! It is always important to take care of these water intrusion issues as soon as possible, no matter how often the area is used by the homeowner. 

Since the home was in Laurens, where we are located, the homeowner was somewhat familiar with our company. He stopped by the office and we set up a time for one of our System Design Specialists to go out to the home and figure out the best solution for the issues they where having. Fortunately the water intrusion was only occurring in a small attached storage area, where the homeowner stored many of his landscaping tools and various other items. Our Specialist visited the home and saw that it should be a relatively simple fix, with installing some WaterGuard drainage, CleanSpace liner, and a SuperSump pump.

The next step of the process was for one of our crews to come out to the home and install the products! The homeowner had removed most of the items in the storage area, as well as the shelving that was in there, so the crew could get straight to work once they got to the home. The started by removing some of the concrete to give them a spot to install the WaterGuard and SuperSump. Once the concrete was removed, the crew installed the WaterGuard and sump pump! The crew then secured the CleanSpace to the wall, and then mix some more concrete to cover the installed products!

This homeowner knew something was wrong when he began seeing more and more water and wet spots in the crawlspace. They noticed it would get significantly worse during/after heavy rains, so they went ahead and tried to look for solutions to the issue. Through their research on the internet, they were able to find our company. They saw that we were very local to them, so they gave us a call to set up a time for one of our Design Specialists out to the home!

Our Specialist went out to the home to meet with the homeowner and thoroughly inspected the crawlspace and the perimeter of the home. He confirmed that the crawlspace had high moisture levels and water had been getting into the crawlspace. This meant that something was definitely going to need to be done to stop this from continuing to happen. The solution that our System Design Specialist proposed was to install 3-inch drain tile, drainage matting, SilverGlo insulation, CleanSpace liner, a SmartSump Pump System, and a SaniDry Sedona.

The next step was for the crew to come out to the home and start installing the system. They started out by digging around the perimeter of the crawlspace for the drain tile to be installed, this helps to move the water towards the sump pump. After that was done, the sump pump was installed near the entrance to the crawlspace. Next came the drainage matting, which is another way to help the water move down towards the sump. It also helps to provide a little cushion when crawling around under the home. The crew then put in the SaniDry Sedona, which ensures that the humidity level in the crawlspace stays low enough to prevent mold growth.

A crawlspace with a high humidity can affect different areas of your home at the same time.  Namely, a damp crawlspace can make your doors stick and your floors buckle.  That potential issue was certainly one these Laurens, South Carolinas homeowners attempted to avoid.

When they reached out to All-Dry of the Carolinas, they told us that they wanted to solve the moisture issue in their crawlspace before moving forward with brand new floors. We could understand why. If they went ahead and installed new floors before rectifying their moisture issue, those new floors would be ruined. None of us wanted that to happen. And so, we set them up with our Design Specialist, Daniel Lauer, who gave them a free estimate. He was able to take a look around the property and find areas within the home that were affected by the moisture level in the crawlspace. The old floors were an example of this. Finally, he journeyed down into the crawlspace and inspected it. He concluded that the crawlspace needed three inch Drain Tile, CleanSpace, Drainage Matting, a dehumidifier, and a SmartSump pump.

Our crew finished the project within a few days, carefully installing each product. They even removed the crawlspaces old, useless insulation. Once the crew had finished the encapsulation, the insulation was no longer needed.  Now, the crawlspace looks brand new, and the owners can go own and install their new floors.

There are certain things an owner should be aware of when caring for their crawlspace. The pictures here were all taken before production even began. They illustrate the huge issues many crawlspace have.

Firstly, dirt floors are not beneficial. They are cheap, disastrous options that only add to the humidity.

Secondly, concrete block walls are not your friend. These walls are the most common and are still used today. However, they are hollow and porous. Water and air zips right through them.  Not to mention, each block has hollow cavities, and when the blocks are stacked on top of each other they form a honeycomb of air spaces. All of that untampered air is not helping your crawlspace.

Finally, if you think that fiberglass insulation is helping you, you are sadly mistaken. It isn’t. However, that’s not necessarily the insulation’s fault. Once that insulation becomes wet, it becomes useless. Because of the additional weight of the water, it also comes right down to the dirt floor. It can’t stay up.

We’ve discussed all of that to shed light on this Joanna, South Carolina crawlspace. It was in major disrepair before All-Dry of the Carolinas fixed it up. It was inevitable that these issues would arise. With a dirt floor welcoming in water vapor and walls giving the “go-ahead” to water and outside air, the chance of a decent humidity level was slim. Steps to a Full Encapsulation in Laurens, SC

The steps to a full encapsulation are simple. They aren’t always easy to follow, especially when you bump into the occasional obstacle, but they are the road map to success.

First and foremost, we must take into account the original state of the home. The home owners initially reached out to us because they were getting brand-new floors. Their original floors were wore with age and buckled. To avoid this happening in their Laurens, South Carolina home again, they decided to address the moisture problem in their crawlspace.

After speaking with Design Specialist Daniel Lauer, the family went forward with the proposal. A full encapsulation was more than necessary.

Our incredible crew started by removing all of that useless insulation which had gotten damp. For the mold that had sprung up, our crew used Mold-X Cleaner for the cleaning of contaminated building surfaces.  Next, they dug small trenches in key points in the crawlspace for the drain tile. They also dug a 22 inch hole for the SmartSump. This is the entire first stage of the install process.

In the next stage, they lay down the drainage matting. It covers the majority of the crawlspace floor. The unique design allows any water to travel along its surface towards the sump pump which is installed at the lowest point in the crawlspace. Over that is the patented CleanSpace liner. This thick, reinforced liner is our vapor barrier. It’s the strongest defense your home has against the earth. The liner is pulled high against the walls and wrapped at least three inches up the piers and sealed. Lastly, a dehumidifier is installed to draw away the moisture filled air and replace it with dry air.

The process, in theory, isn’t a difficult one. However, we like our crew to work quickly, but efficiently to get the work done well.
