This homeowner had been dealing with water intrusion in their crawlspace for quite awhile before they even thought of calling us. They even had a thick liner already installed when we went to the home. Unfortunately it wasn't thick enough to really prevent water and water vapor from getting through, but the biggest issue with it was that it wasn't properly sealed. This means that water vapor could freely get into the crawlspace.

The before picture gives a pretty good look at the liner that had previously been installed and the overall state of the crawlspace. The photo shows pretty clearly how the liner is not sealed in any way, and is only held down by a few rocks. This crawlspace is definitely in need of encapsulation, mainly because of the water intrusion through the walls, which can also be seen in the photo. There is a much darker area towards the bottom of the walls, as well as several areas of efflorescence (dried minerals). 

The after photo shows a much different story than before. In this picture the CleanSpace has been installed (as well as all of the other products). The CleanSpace completely covers the floor and walls of this crawlspace, providing a much cleaner and nicer look. Not only does it look better, but it also protects the crawlspace from moisture and the dangers that go along with it.

Many people have these thin, black crawlspace liners in their crawlspace, some thinking that this could help out with moisture issues in the crawlspace. However these liners are much too thin to be effective and often aren't sealed correctly either. The CleanSpace liner that we use is 20 millimeters thick, which is much thicker than most of the plastic sheeting that can be bought at a hardware store. Arguably the more important part is how the liner is sealed to the walls of the crawlspace.

The before photo shows what the crawlspace before it was encapsulated with CleanSpace liner. The previous liner that had been installed didn't provide any protection against moisture in the crawlspace. One of the most obvious is that the liner is completely covered in dust and mud, which is certainly something that we don't want. The liner is also nowhere near the wall and is no way sealed. 

The after photo shows a much different story. This photo was taken after our crew had finished installing the CleanSpace liner in the crawlspace. You can also see that the insulation in the crawlspace had been removed. It was removed because all of the mold that had grown on the insulation and in the floor joists of the crawlspace. Insulation is extremely absorbent so it soaks up all of the moisture in the crawlspace and mold can begin to grow.

This home was in the middle of being constructed in Greer, SC. The home owner had had work done by All-Dry of the Carolinas in his old home and was wanting to protect his new home from the start. Instead of waiting for something to happen once the home was built, the homeowner called us at All-Dry to install a total encapsulation of the crawlspace as preventative action.

                Our All-Dry of the Carolinas team started the project by installing our Silver Glo insulation. Silver Glo was installed as insulation for the crawlspace to prevent heat from leaving the house. Since heat moves from more to less, the Silver Glo works to keep the heat inside the home to keep the crawlspace and floors above warm. But Silver Glo isn’t your typical insulation; it is EPS foam with graphite infused into the foam to raise the insulation value by 24% over the standard EPS foam. Along with the graphite infused foam, it is covered in a shiny radiant barrier that reflects head back inside.

                Once the Silver Glo was installed our All-Dry team wrapped the crawlspace with CleanSpace. CleanSpace is a 20 mil thick liner that is laid across the crawlspace floor. This liner works as a barrier to keep moister that is produced from the ground out of the crawlspace.

In addition to the CleanSpace a TripleSafe Sump System was added to the crawlspace as a way of pushing excess water that enters from outside. The TripleSafe System has two different pumps along with a battery backup UltraSump. If the first pump fails or cannot keep up with the flow of water, the second pump will kick in to help out making sure that the water is getting expelled from the crawlspace. In the case of a power outage, the UltraSump battery backup will kick in until power is restored to the system.

                To finish up the process our All-Dry team installed a Aprilaire dehumidifier. The Aprilaire pulls the moisture from the air and pushes it into a condensate pump where the water is flushed from the crawlspace.

                Together with all of these products our All-Dry of the Carolinas team was able to install a perfect prevention plan to keep this new home safe and dry.

Being at the base of the mountains usually results in thunderstorms during the summer months. As the hot air from the south rises, it meets the cold air that is coming off of the mountains; this is what causes so many thunderstorms in the SC upstate during the summer. This hot air that reacts with the cold mountain air is also the cause of high moisture levels in the air. Hot and humid air is speckled with moisture particles that are floating around. All dirt crawlspaces, even gigantic ones like this, are subject to water vapor. Water vapor, of course, is what rises out of the soil to increase the humidity in a crawlspace.  This home saw major humidity issues in the last few years. Part of the reason for that was the different ways water would intrude into the crawlspace. Water would come in through the walls, the vents, and, of course, the floor. The out pouring of water made the humidity rise. It made standing in it completely unbearable. Nothing the homeowners did could lessen the effects of the heightened humidity. It was like fighting tooth and nail without any help. The dark, plastic liner did not help much at all. It was large, but as long as it wasn’t covering every inch of the crawlspace, the water vapor would continue to come into the space. The “barrier” wasn’t doing its job.

Finally, after fighting a losing battle, these owners reached out to All-Dry of the Carolinas. We were able to set up a free estimate and have our Design Specialist come to their home in Greer, South Carolina. He looked around their crawlspace and came to the conclusion that it needed a few things to rectify the moisture issue.

Our crew installed CleanSpace, the beautiful plastic liner on display, a dehumidifier, drain matting, and a SuperSump pump. These products combined helped to eliminate the moisture issue, and give these homeowners a better crawlspace.

Issues in crawlspaces that have dirt floors are caused, usually, by bugs and the water vapor that escapes into the space from the soil. This, of course, affects the moisture within the space making it damp and humid—a hunting ground for bugs. It’s a problem, but even if home owners aren’t prepared to cover the entire space with concrete, we still have a solution for you.

This individual decided to give us a call, originally, because they were having foundation issues. However, when our Design Specialist arrived he noticed a few more problems here and there, including how the water was getting into the space. At first, the homeowner was hesitant to move forward with the work, but they eventually gave us another call when these issues really started to bother them.

Our crew came out to the home, and performed an inspection before getting to work. They needed to remove the ineffective, thin plastic the homeowner had put down before using the 20 mils thick CleanSpace liner our company uses to seal spaces. As an added bonus, this liner also has an antimicrobial additive manufactured into the material to prevent the growth of mold. For the walls, we use the CleanSpace 3 inches down from the top of the walls so that termites cannot get to the framing without their mud tunnels being seen. This method allows any excess water to drain straight to the sump, and stops water vapor from coming up from the floor. The installation of the CleanSpace completely transformed the crawlspace.

High Moisture Levels and Mold Presence in Greer, SC Crawlspace Leads to CleanSpace Encapsulation

Moisture in a crawlspace is often the root of many different problems in the area. The biggest problem that a high moisture level can create is the formation of mold. Mold can be dangerous and harmful to a person's health, causing problems with breathing. High moisture levels can also start to soak into floor joists and if left alone long enough, begin to rot them out. There are a number of other ways high moisture levels can affect the crawlspace and home as well. 

Unfortunately for this homeowner, their crawlspace had very high relative humidity levels in their crawlspace that were causing many different problems under the home. There was mold growing on several different areas of the floor joists in the crawlspace. This was one of the more pressing issues, but the high levels were also soaking into the insulation and began to cause it to fall (another clear indication of high moisture content). All of these issues led the homeowner to seek out a professional to help take care of this issue. Through their search, they were able to find our company. We were able to send out one of our System Design Specialists to the home and figure out what exactly was going to be needed. The system that he suggested for the homeowner to have installed included 3-inch drain tile, drainage matting, CleanSpace Liner, a SuperSump, and a SaniDry Sedona dehumidifier. 

The next step was for one of our crews to come out to the home and install the system that was suggested by the Specialist. The crew was able to take care of the mold by using Mold-X, which helps to remove mold and prevent it from forming back on the surface. The crew then had to start doing some digging for the drain tile and for the SuperSump, which pumps the water outside and away from the home. The biggest part of the job was putting down the CleanSpace which was where the crew was now. After carefully installing the CleanSpace and ensuring that everything was sealed up, the crew brought in the SaniDry Sedona, which helps to ensure that the moisture levels in the crawlspace remain below the point where mold can grow.

This crawlspace was in pretty rough shape when we first went out to the home. Water had been getting into this crawlspace for a while before the owner decided to take action to try and solve the issues with their crawlspace. This crawlspace was severely damaged by water intrusion over a long period of time. In the first two photos, you can see some of this damage. In the first photo, there is insulation that is falling/has fallen, and the second photo shows some mold that was beginning to grow on the old liner.

While this crawlspace was in pretty rough shape, it definitely was something that we could take care of. There were two main objectives for this project; get rid of any existing mold and encapsulate the crawlspace, to prevent moisture from getting into the crawlspace. The first objective was taken care of by removing the insulation in the crawlspace, which is one of the most common places for mold to grow on. We also used Mold-X to clean the floor joists, another very common area for mold growth.

After the insulation and floor joists were taken care of, the crew moved on to installing the SmartSump and the CleanSpace. These two products are what helps to keep the water out of the crawlspace. The crew started by installing the SmartSump, which is in the lowest spot of the crawlspace so that water will flow to it. It then pumps the water out and away from the home. Then the CleanSpace was rolled out. The CleanSpace is one of the most important parts of the system because it is what separates the crawlspace from the outside. It's the barrier between the two and is thick enough to prevent water from going through.

This homeowner had a few different problems when our Systems Design Specialist first came out to the home. The problem that this homeowner called about were their sagging floors, which they knew we would be able to fix. However, upon further inspection, our Specialist realized that they also needed an encapsulation system, because the humidity level of the crawlspace was higher than it should be.

This homeowner actually got work from us on two separate dates, just a few months apart. The most pressing issue for them was the sagging floors, so they decided to go ahead and get a total of four SmartJacks. These SmartJacks are placed on a solid base of gravel, which supports the Jacks much better than the crawlspace ground. Once these are installed, very rarely do they ever need to be adjusted.

The second part of this project was the get the CleanSpace encapsulation system. The homeowner did not realize how much they needed this system until they had waited a few months. Fortunately, they came back to us after the great job on the SmartJacks, to protect their crawlspace from mold and other problems related to high humidity. Similar to other CleanSpace jobs, this project started out by installing the SuperSump, followed by the drainage matting being laid over the crawlspace ground. Then comes the CleanSpace liner, which is the main barrier between the crawlspace and the ground. Last but not least, the dehumidifier was installed in order to keep the relative humidity level down.

Most of the homes that we go into have moisture and humidity problems. Some of these homes have mold problems at the time of our inspection. However, this homeowner was certainly dealing with some mold problems in the floor joists of the crawlspace. This can be seen in the first photo, where the boards are soaked with water and actually have mold growing on them.

Our Systems Design Specialist noticed that this crawlspace was in a pretty rough place, especially with the mold in the floor joists. Besides that this home needed some drainage, as well as our CleanSpace liner that we recommend for most of the homes that we go through that have issues with water intrusion. CleanSpace does an incredible job in dealing with water intrusion, and keeping water and water vapor from getting into the crawlspace.

The encapsulation system that was installed in this crawlspace was great and really helped this crawlspace be healthy again. The first part of the job was to dig out trenches for the drain tile to be installed around the perimeter, as well as a hole for the SmartSump that was going to be installed. These products were installed once their respective holes were dug. Then the drainage matting was laid out, which helps to move water along to the drain tile, and eventually sump pump. The CleanSpace liner was installed over the drainage matting, really sealing up the entire system. The CleanSpace is what separates the crawlspace from the ground, and is what helped this homeowner to have no more problems with water intrusion into their crawlspace.
